Bracknell office rents for a small team come to about £28 to £31 per sq ft a year for a conventional office, from £5 per person per day for a serviced desk on a two-year contract, and £95 to £135 a month per car for town centre parking on top.

Those are the headline numbers from live listings and the council’s own tariff in October 2026. What they add up to for a team of four is less obvious, which is why we have done the sum below.

We should say where we sit. Index House is a serviced office building in Ascot, five miles from Bracknell, and plenty of our clients work with Bracknell’s larger employers. Our page on serviced offices near Bracknell is the sales pitch; this is the maths.

How much is office rent per month in Bracknell?

In October 2026, conventional office space in Bracknell is listing at £27.50 to £31.50 per sq ft a year, which is £917 to £1,050 a month for a 400 sq ft room before rates and service charges. Serviced space ranges from about £5 per person per day on a 24-month Regus contract to £39 per person for a day office.

Here is what is on the market, with the sources, so you can check the figures yourself.

The spread is honest. A fitted floor on Western Road and a desk in Arlington Square are different products, and the next two sections show why the per-month numbers converge once you count everything.

Where the offices are in Bracknell

Bracknell’s office stock splits into the business parks and the town centre. Arlington Square is a 22-acre landscaped park a short walk from the centre; Western Road, Cain Road and Doncastle Road hold the larger corporate buildings; and the Lexicon regeneration brought The Quad and a run of smaller flexible spaces into the centre itself.

The Lexicon opened in 2017 after a £240 million rebuild, with about one million sq ft of shops and restaurants. The next phase is Market Street, where the former bus depot site is due to deliver 169 homes and 848 square metres of commercial space in late 2026.

Bracknell Forest Council lists The Quad, Venture House, Building 329, Easthampstead Works and V Works as the borough’s flexible workspace options, which is a useful shortlist if you want to stay in town.

What a four-person team actually pays

Take a 400 sq ft room at £29 per sq ft, the middle of Bracknell’s conventional range. Rent is £967 a month, but the all-in cost of running that room lands at roughly £2,100 to £2,500 a month plus parking, before you have bought a desk.

The small business rate relief line is the one most Bracknell guides miss. A 400 sq ft room at £29 has a rateable value near £11,600, and relief is 100% below £12,000 if it is your only property. Slightly bigger rooms, or a second premises, lose it.

Serviced offices in Bracknell: the per-person maths

Regus at Venture House, Arlington Square advertises from £5 per person per day on a 24-month contract. Over a 22-day working month that is about £110 per person, so a team of four pays roughly £440 a month at the entry price, with meeting rooms, printing and parking charged on top at most operators.

Two things to check before you take that figure at face value.

The first is the term. The headline rate is for two years, which is longer than many small teams want to commit, and the month-to-month price will be higher.

The second is what the entry desk actually is. The lowest price in a large centre is usually a desk in a shared or open-plan area, not a private room. A lockable office for four in the same building costs more, and the operator will quote it on enquiry.

For ad hoc use, the same centre’s day office at £39 per person per day is a fair benchmark: a four-person team working two days a week in town would pay about £1,350 a month.

Parking in Bracknell town centre

Parking is the cost that surprises people most. Bracknell Forest Council sells a five-day monthly season ticket for Braccan Walk car park at £135, or £1,305 for the year, and a seven-day monthly ticket at Albert Road for £95. Pay daily and the council’s town centre tariff reaches £12.80 for more than eight hours.

So a four-person team with three cars adds £285 to £405 a month to a town centre office that has no spaces of its own, which many do not. The business parks are better, with Arlington Square and the Western Road buildings generally providing allocated parking, so ask what comes with the room.

The Lexicon’s own car parks, The Avenue with 1,224 spaces and Braccan Walk with 760, are run by the council and priced for shoppers. The full tariffs are on the council’s season ticket page.

Getting to Bracknell and out again

Bracknell station is on the Waterloo to Reading line, with London Waterloo in about 63 minutes on the fastest trains and around 77 minutes on average, and Reading under half an hour the other way. By road the A329(M) links to the M4 at junction 10, and the A322 runs south to the M3 at junction 3 in about ten minutes.

That same railway line is the reason the Ascot comparison works: Ascot is two stops towards London.

The alternative 15 minutes away

Index House is a Victorian building on Ascot High Street, five miles from Bracknell up the A329 and two stops along the railway. Our serviced offices in Ascot run from £795 a month plus VAT for 140 sq ft to £3,350 for 622 sq ft, and the fee includes reception, mail handling, meeting rooms, kitchen, storage, 24/7 access and free parking.

Put the four-person team in our 415 sq ft room at £2,395 a month plus VAT and compare it with the Bracknell lease above.

  • No fit-out bill: the furniture is in the room.
  • No solicitor: it is a monthly licence, not a lease.
  • No parking tickets: free on-site spaces save a three-car team £3,900 to £4,600 a year against Braccan Walk season tickets.
  • No business rates admin, no separate utility bills, no service charge reconciliation.
  • A reception team who greet your clients and sign for deliveries.

It is honest to say the room costs more per month than the bare Bracknell rent, and that you are 15 minutes from the Lexicon rather than in it. For a team that visits Bracknell clients rather than needing a Bracknell postcode, that trade has suited a lot of people.

You can see which rooms are free on our serviced offices page, and our guide to serviced office costs across Berkshire sets the Bracknell numbers against Windsor and Camberley.

Is Bracknell office space good value?

For a corporate team of 50 that wants a Western Road address and allocated parking, Bracknell is reasonable value for the Thames Valley at around £30 per sq ft. For a team of two to eight, the all-in cost of a town centre lease plus season tickets is close to a serviced room elsewhere, with far more commitment attached.

The sizing question matters as much as the price: a team that takes 600 sq ft on a lease because that is what was available pays for 200 sq ft it does not use. Our guide to how much office space per person you need helps you decide the size before you decide the town.

Prices and tariffs in this guide were checked on 8 October 2026 against the sources named, and we will update them when they move.
