A serviced office in Berkshire costs from £795 a month plus VAT at Index House in Ascot for a 140 sq ft private room, and roughly £150 to £300 per person per month across the county’s business parks and town centres.
That range is wide because the products are not the same. A desk in a 300-person building on a 24-month contract and a room with your name on the door on monthly terms both get called “serviced office”.
We run one of the latter, so this guide uses our own price list as the worked example, then sets it against what is being asked in Bracknell, Windsor and Camberley.
How much does a serviced office cost in Ascot?
At Index House, serviced offices cost between £795 and £3,350 a month plus VAT, depending on size. Each is a private, lockable room in a Victorian building on Ascot High Street, and the monthly fee covers the office, reception, mail handling, meeting room access, kitchen, storage, 24/7 access and free parking.
Here is the current list, with a guide to how many people each room suits at the 50 to 75 sq ft per person that serviced buildings work to.
| Office size | Monthly cost (+ VAT) | Suits | Cost per person |
|---|---|---|---|
| 140 sq ft | £795 | 1 to 2 people | £398 to £795 |
| 219 sq ft (from January 2027) | £1,275 | 3 people | £425 |
| 348 sq ft | £1,995 | 4 to 5 people | £399 to £499 |
| 415 sq ft | £2,395 | 5 to 6 people | £399 to £479 |
| 453 sq ft (from January 2027) | £2,595 | 6 to 7 people | £371 to £433 |
| 622 sq ft | £3,350 | 8 people | £419 |
The number that matters is the right-hand column. Once a room is reasonably full, every office in the building lands at about £400 per person per month, all in.

How much is office rent per month in Berkshire?
Across Berkshire and the Surrey border, serviced office listings in October 2026 run from about £145 per person per month in Camberley to £275 per person in central Windsor, with conventional offices asking £22 to £30 per sq ft a year before rates and service charges. Prices in town-centre buildings run higher than on business parks, and minimum terms vary from one month to two years.
The figures below are asking prices from live listings, not completed deals, and they move. We have dated them so you can judge for yourself.
- Bracknell. Building 329 on Doncastle Road lists conventional offices at £28 to £30 per sq ft a year. Regus at Venture House, Arlington Square advertises from £5 per person per day on a 24-month contract. Our page on serviced offices near Bracknell covers the comparison in detail.
- Windsor. Serviced offices at 59 to 60 Thames Street are listed from £275 per person per month, with Instant Offices quoting Windsor space from £200 per person. See serviced offices near Windsor for the parking question that goes with those prices.
- Camberley. Watchmoor Park offices ask £21.88 to £26.12 per sq ft a year, a 1,300 sq ft suite at Craven Court is listed at £1,517 a month, and London Road serviced space starts at about £145 per person. More on serviced offices near Camberley.
- Ascot. Our rooms at Index House, £795 to £3,350 a month plus VAT, about £400 per person when full.
For context, Hubble’s July 2025 UK office cost guide puts the national averages at £158 per desk per month for economical space, £190 for average and £227 for high-end, while Rubberdesk reports a UK median of £353. Berkshire sits above those averages because it is commuter country with London-grade businesses and no London rents.
Serviced office vs a conventional lease: the all-in maths
A headline rent of £29 per sq ft looks cheap next to a serviced fee until you add what the landlord does not pay for. For a 400 sq ft room for four people, the conventional route costs roughly £2,000 a month once rates, service charge and running costs are in, before furniture and fit-out.
Here is the sum, using Bracknell’s listed rents as the base.
| Cost line | Conventional 400 sq ft lease | Index House 415 sq ft |
|---|---|---|
| Rent at £29 per sq ft | £967 a month | Included |
| Business rates | Around half the rent again, unless relief applies | Included in the fee |
| Service charge (cleaning, common areas, building insurance) | Typically £8 to £12 per sq ft a year, so £270 to £400 a month | Included |
| Utilities, broadband, waste | Budget £200 to £300 a month | Included |
| Furniture and fit-out | £5,000 to £10,000 upfront | Included |
| Reception, post handling, meeting rooms | Not provided | Included |
| Parking | Often charged per space | Free on site |
| Legal costs on signing | Solicitor’s fees on a lease | None, it is a licence |
| Term | Three to ten years, often with a break | Monthly terms, no long-term contract |
| Monthly total | About £2,000 plus the fit-out | £2,395 plus VAT |
So the serviced room costs a few hundred pounds a month more on paper, and in return you skip the upfront fit-out, the solicitor, the years of commitment and the admin of running a building.
One nuance most guides miss: a very small conventional office may qualify for small business rate relief, which removes rates entirely below a rateable value of £12,000 if it is your only property. Check any lease against the gov.uk business rates estimator before you believe a brochure.

The costs to check before you sign
The monthly headline is rarely the whole bill, here or anywhere. Seven questions to put to any serviced office provider:
- VAT. Is the price plus VAT? It nearly always is, so add 20%.
- Deposit. How many months? Hubble reports that serviced offices usually ask for two months’ fees, against three to six on a managed office.
- Notice period. Monthly terms mean nothing if you need six months to leave. Get the number in writing.
- Meeting rooms. Are they included, credited or charged by the hour? Ours are included for office clients.
- Parking. Is it free, allocated or a monthly extra? Town-centre buildings in Windsor and Bracknell often charge per space.
- Internet and phones. Is a connection included, and at what speed? Is a phone line extra?
- Exit costs. Some operators charge a cleaning or “restoration” fee on the way out. Ask.
None of these are scandalous. They just change the real annual cost, so get the full year’s figure before you compare two buildings.
Why serviced office prices vary so much in Berkshire
Four things move the price: location, building type, contract length and what is bundled. A desk in a large branded centre on a two-year term can be cheap per month and expensive to leave. A room in a small independent building costs more per desk and includes people who know your name.
Location is the obvious one. Windsor town centre carries a premium and a parking problem; Camberley’s business parks are cheaper and need a car.
Building type matters more than people expect. Open-plan floors with glass pods can fit 50 sq ft per person, so the per-desk price looks low, while a Victorian building like ours gives each business a room with a door and daylight.
Then there is what is in the fee. Our £795 room includes a reception team, post handling, meeting rooms, storage and parking. Strip those out of a competitor’s price and the gap usually closes.

Are serviced offices worth it?
For a business of one to eight people that wants a professional base without a lease, yes. You pay a modest premium per month over a bare office and avoid the fit-out, the solicitor, the multi-year commitment and the management of a building, which is why most of our clients have stayed for years rather than months.
They are not the right answer for everyone. A team of 30 with its own IT department will get better value from a managed office or a lease, and a one-person business that only needs an address and a desk now and then should look at a hot desk or a virtual office at £39 a month first.
